RICS Home Survey - Level 2
The RICS Home Survey - Level 2 is a inspection which covers all the essential elements of a property. It will look at visible issues that can be serious or dangerous and that might have an impact on the property’s value to more minor repairs and improvements. The Level 2 is the most common type of survey and is recommended for most properties of standard construction, that are within 100 years of age and in reasonable order.
The RICS Home Survey - Level 2 is there to make you aware of any significant issues before buying a property, giving you peace of mind of the property’s condition before exchanging contracts. It also helps you negotiate any unforeseen issues with the homeowner.
The Level 2 uses a traffic light system to easily indicate individual elements of the property and help highlight areas of concern, allowing you to make an informed decision on how to proceed and feel confident in your purchase.
· Condition Rating 3 (Red) – Defects that are serious and/or need to be repaired, replaced or investigated urgently. Failure to do so could risk serious safety issues or severe long-term damage to your property. Written quotations for repairs should be obtained prior to legal commitment to purchase.
· Condition Rating 2 (Amber) – Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
· Condition Rating 1 (Green) - No repair is currently needed. The property must be maintained in the normal way.
We will inspect the inside and outside of the property, as well as permanent outbuildings such as garages and outhouses. The inspection will assess as much of the property as physically possible.
