RICS Home Survey - Level 3

The RICS Home survey - Level 3 is the most comprehensive inspection which used to be known as the ‘Full Structural Survey’. It is the most detailed level of survey offered by the Royal Institution of Chartered Surveyors (RICS).

RICS Home Survey - Level 3 are normally carried out on period properties, non-traditional constructed properties or properties that have undergone significant levels of alteration over time. This might include listed properties or a property of timber or steel-framed construction.

Different to a RICS Home Survey - Level 2, the Level 3 survey is bespoke and doesn’t follow a templated design. The report is more thorough and goes into more detail into potential concerns. A Level 2 is restricted by a pre-determined template set out by the Royal Institution of Chartered Surveyors.

The Level 3 also aims to include elements and professional advice to help you make an informed and reasoned decision of the property.

We endeavour to provide our clients with a thorough assessment of the property’s condition, identifying potential risks and hidden defects. We also will investigate the probable cause(s) of any defect identified and where able provide approximate estimates of costs and likely time scales for the repairs necessary.

We inspect the inside and outside of the property as well as all permanent outbuildings which includes garages and outhouses. The survey is designed to assess as much of the property as physically possible.

We advise that you concentrate on any issues highlighted as urgent or significant first, as they would be considered most important.
